Developer CEG to invest over £1m in Birchwood Point office refurb

Developer Commercial Estates Group (CEG) has announced plans for a seven-figure refurb at its newly acquired Warrington property.

The company is bringing forward an investment of more than £1m to overhaul Atlantic House, a three-storey office building at Birchwood Point Business Park.

According to CEG, the 20,676 sq ft scheme has lain empty for 18 months.

Interiors firm SpaceInvader is the company behind the designs for refurb, which will deliver a light-filled and open-plan office environment, glass atrium reception area, parking provision and secure cycle hub.

Antonia Martin-Wright, CEG’s head of investment for the North, said: “We saw an opportunity to maximise the value of this asset, vacant for almost two years, Atlantic House is ripe for a comprehensive refurbishment which will deliver sought-after contemporary office space in an unrivalled location.

“We’re confident that we can replicate the success of Appleton House which is let to New Balance.”

Savills and WHR are joint letting agents on the development.

Rupert Barron, of WHR, commented: “Having been involved in the original development of the Birchwood Point back in the ’90s I am delighted to be part of the team to bring forward market leading office accommodation which will appeal to many occupiers.

“A quality product in a good location will let quickly as did the original development.”

The refurbishment will start this month and complete in October.

CEG also owns Atlantic House’s larger sister scheme, Appleton House, which serves as the EMEA headquarters of athletic footwear and apparel brand New Balance.
