City of London flexible workspace benefits from ‘major investment’ as demand increases

Landmark Space, a flexible workspace provider, has undertaken an extensive refurbishment of its office space at 99 Bishopsgate in the heart of the City of London.

This major investment by Landmark Space responds directly to prevailing preferences amongst businesses for high-quality, contemporary, and amenity-rich work environments in prime locations.

The refurbishment of 99 Bishopsgate is one of the number of upgrades Landmark Space has made across its London City portfolio, spanning 23 floors across 4 buildings, that is due to be revealed in March 2024.

The ongoing “flight to quality” across the London office market underscores this shift in client demand towards higher-grade, design-led spaces located in prime areas of The City.

As Cushman & Wakefield report, Grade A office space continues to underpin the sector, accounting for 70 per cent of total leasing across London in 2023, reaching 9.62 million sq ft, which far outpaced predictions for the market.

Q4 specifically saw leasing activity in The City the highest it has been since 2006, accounting for 66 per cent of the final quarter take-up with 2.21 million sq ft traded.

The refurbished first-floor co-working space will be available to clients who are looking to work in a high-end, luxury space that provides access to facilities ranging from soft seating to private booths.

The 15th floor will not only comprise coworking space, but also be home to several businesses that have worked with Landmark Space to tailor it to suit their brand and workspace requirements.

Office sizes range from four to 100 workstations, giving clients of Landmark Space ultimate flexibility in their approach, allowing them to scale in line with their business needs. The redesigned spaces are open-plan with a subtle colour palette conducive to concentration and creativity, as an antidote to fast-paced city life.

Sam Mardon, Chief Customer Officer of Landmark Space, commented: “Changing work styles have forced businesses to reconsider what they want from their offices. Design, quality, location and amenities have rapidly risen up the priority list.

“Our refurbishment of 99 Bishopsgate is a direct response to client and sector demands. It showcases our commitment to continually improving our workspaces to ensure we are both meeting evolving client needs and providing best-in-class office spaces.”
