Regeneration of Historic Bolton Building Attracts First Tenant

A major £1.5m regeneration project to restore St George’s House to its former glory has already attracted its first tenant within days of work starting onsite.

North West regeneration specialist and commercial developer Python Properties, which only began work to transform the historic Bolton building in March, has announced a catering company has already signed a tenancy agreement.

Heaven Scent catering, which currently operate three bistros within Python Properties’ regenerated buildings in the North, was so encouraged to hear about the renovation of St George’s House they have decided to open a bistro within the Edwardian building when it opens in June.

The central Bolton property, which was originally built in 1908 and was formerly the NHS Prescription Pricing Authority, is being transformed from its rundown state into high quality office and business space with an art gallery.

Peter Broome, partner at Python Properties, said: “We are delighted to announce that Heaven Scent has come onboard and are planning to open another bistro in one of our properties. It’s a huge testament to the iconic building that we have had a new tenant signed up within days of the restoration project starting.

“With Heaven Scent we are aiming to create a great meeting place for business people and somewhere the public can come and see the results of the regeneration project. We have found that having a contemporary bistro within an art gallery is a fantastic way of bringing people into the premises.

Heaven Scent opened its first bistro within Bank Quay House in Warrington, more than 18 months ago. Within only a few months of being in the building the bistro tripled the turnover of the previous café operator.

The bistro will be positioned within the art gallery on the ground floor of the building and will also be available for networking events and conferences.

The four month development of St George’s House, which is located on the corner of Bridge Street and St George’s Road, includes preserving and showcasing original features of the building including the spectacular staircase and decorative high ceilings.

Flexible lease terms, including break clauses and rent free periods, are available. Bespoke office suites can also be created within the property, ranging in size from 500 sq ft to 20,000 sq ft.

Rents for St George’s House are highly competitive at £9.50 sq ft, with a service charge of £2.75 sq ft, which includes a manned reception, use of the art gallery for events, conference room facilities and secure storage space in the basement.
