First industrial units let at Yarm Road Interchange

Two of four high specification industrial units on the new multi-million pound, 20 acre development, Yarm Road Interchange, in Darlington, have been let to Screwfix and YESSS Electrical.

All four units, which range from 3,000 sq ft to 6,000 sq ft, are within the first phase of a speculative 17,000 sq ft industrial/ warehousing development located in a secure site that are available for sale or let.

In deals brokered by chartered surveyors, Sanderson Weatherall LLP, YESSS Electrical has taken Unit 1 which is 4,000 sq ft, with Screwfix occupying the 6,000 sq ft Unit 4.

Acting on behalf of the scheme’s developer, Commercial Development Properties Ltd, Jonathan Simpson, Partner for Industrial at Sanderson Weatherall, said: “We are very pleased to announce the occupation of Units 1 and 4 by such high profile trade counter operators as Screwfix and YESSS Electrical.

“Two units remain available on the development and we are seeing a high level of interest in them, which we now expect to gain in momentum following the announcement of these first lettings.

“Given the success that we have had to-date in phase one of this development, we are now putting plans in place for the next phase where we will be able to offer bespoke buildings on a design and build basis from 10,000 sq ft.”

Paul McMurray, Darlington Branch Manager from YESSS Electrical, said: “Yarm Road Interchange is a great location to open our new Darlington branch, with the location offering excellent access to all customers in the area.

“YESSS Electrical is part of a long-established privately owned European company, with 400 branches throughout Europe. Establishing itself in the UK, the company is aiming to open a further 300 branches here during the next 10 years.

“Opening in the spring, the Darlington Branch will be one of the first UK branches and will supply trade, businesses and general public, combining modern technologies with good old fashioned customer service.”

Elsewhere on the scheme, a four storey Travelodge containing 60 bedrooms complete with 4,000 sq ft of retail/ restaurant space has been unveiled. Also on site a Toby Inn has opened its doors.

Yarm Road Interchange is located on the B6280 Yarm Road adjacent to the Darlington Retail Park, approximately two miles from Darlington Town Centre. It offers occupiers the opportunity to acquire prominent premises on one of Darlington’s busiest arterial road routes. The site provides excellent access to the A67 and A66 which in turn provide good access to the regional motorway network and beyond
