Major land sale for Cemex

A major portfolio of more than 700 acres of rural properties with sites from Kent to Staffordshire has become available.

It is part of the extensive UK land holding of Cemex, a major supplier of building and construction materials – such as cement, ready mixed concrete and aggregates – which has made this portfolio available following a strategic review.

The properties, for sale as a whole or in lots, through Fisher German, have an overall guide price of £4.6million across four sites near Ashford, Chichester, Stone and Lichfield and include bare arable land, grassland, farming properties and residential properties.

The land and residential sites combined earn around £74,000 in rent each year and each site holds a working rights agreement for mineral extraction with an exciting opportunity to work with Cemex on the mineral reserves.

At 584 acres, the Lichfield lot, situated in the hamlet of Orgreave in the Trent Valley between the villages of Alrewas and Kings Bromley, is the largest with a guide price of £2.6million across six separate lots.

It is easily accessible from the north and south via the A38, 7.2 miles from Lichfield and 9.5 miles from Burton upon Trent.

The land includes a residential cottage let on a Rent Act tenancy and Orgreave Farm, which acts as a dairy enterprise and is let on an Agricultural Holdings Act (AHA) tenancy.

The farm comprises a farmhouse, a traditional range of farm buildings and a number of steel portal framed buildings providing livestock housing belonging to the landlord.

Orgreave Farmhouse is a traditional style farmhouse with six bedrooms and three reception rooms while No. 2 Sandyhill Cottage is a 1960s semi-detached cottage with three bedrooms.

There is approximately 270 acres of permanent pasture and arable land within the Orgreave Farm tenancy and the land is largely classed as Grade 4. There is a further 230 acres of flexible arable land let on various Farm Business Tenancies.

The second lot at this location consists of 86 acres of grade 4 permanent flat pasture land benefiting from river frontages.

Lot 3 is an arable accommodation block of 110 acres. It comprises two Farm Business Tenancies with one expiring on October 31, 2013 the other on August 31, 2017. There is a reserved right of way for access to lots 1 and 2.

The fourth lot is a traditional two storey cottage called Overley Farm Cottage.

Another 112 acres of an arable accommodation block sits close to this, split by the A513 while there are a further 8.8. acres of grade 4 arable land north of Overley Lane.

On the outskirts of Moddershall village, north east of Stone in Staffordshire there is 115 acres of arable and grassland, including a period farmhouse and an extensive range of farm buildings.

The site includes Moddershall Grange, a four bedroom detached period property as well as benefitting from traditional red brick farm buildings and a number of more modern portal framed farm buildings.

There is 64 acres of predominantly arable land available one mile south west from the village of Charing, Kent, around seven miles north west of Ashford and benefitting from road frontages on the west, east and north boundaries. With possible development potential being promoted through the local Planning Authority.

Just north of the village of Duncton near Chichester in West Sussex, there is 44 acres of grassland, formerly arable. This is located in the South Downs National Park in an area of outstanding natural beauty.
