Sanderson Weatherall helps global firm expand in the Tees Valley

Commercial property experts at Sanderson Weatherall have helped a global company expand into the Tees Valley through the acquisition of new premises in Redcar.

Allied International UK Ltd., part of the global Allied International Group, has bought a 15,620 sq ft detached industrial building on Kirkleatham Business Park, leaving just one other building available at Kirkleatham with Enterprise Zone status.

The site sold to Allied includes a dedicated fenced and gated yard and the premises benefit from savings of up to £275,000, allowing the company to effectively occupy the site free from business rates for five years.

The expansion of Allied into the Tees Valley shows the company’s growth potential and desire to tap into the established on and offshore renewable and petro-chemical industry in the area. The new premises will initially house a full range of linepipe, buttweld fittings and flanges in carbon and stainless steels, from ½“ up to 24“ diameter, expanding to duplex and alloy grades in 2014.

The Tees Valley Enterprise Zones initiative is led by Tees Valley Unlimited, the Local Enterprise Partnership.

Allied forms part of the Allied Group, a worldwide leader in the production and distribution of fittings, flanges, pipes and related products.

The local knowledge and expertise of Tim Carter and his colleagues helped us to make sure the right deal could be done for our company’s needs.”

Sanderson Weatherall acted on behalf of Hansteen Industrial Parks Limited who purchased the premises from Spencer Group in December 2011.

Tim Carter added: “There were a number of sites which might have suited Allied’s needs, but the benefits of the Enterprize Zone tied in perfectly with the business and what it wanted to achieve.

“This latest activity represents the continued occupier demand for well-positioned industrial accommodation here in the Tees Valley. Properties with good specification and a flexible make-up are attracting a lot of interest from a wide range of operators. Likewise, plots of development land are in demand from those looking for a design and build opportunity to satisfy their requirements as the availability of high-quality industrial stock continues to dry up.”

There is one further building available with Enterprise Zone status at Kirkleatham Business Park totalling approximately 21,000 sq ft, providing an opportunity for a qualifying company to reap the same benefits that Allied Fittings will enjoy over the forthcoming five year period.
