Silverstone advise Silk Family Law
Silverstone Building Consultancy has negotiated dilapidations on behalf of Silk Family Law in relation to their tenancy at Keel House, Garth Heads, Newcastle.
Silverstone successfully agreed a settlement figure which represented a 65% saving on the original claim made by their landlord.
The specialist family law firm recently vacated their former office at Keel House and took occupation of a 4,050 sq ft ground floor office suite at One Trinity Gardens on the Quayside in Newcastle. They received a significant dilapidations claim from their landlord’s surveyor and instructed Silverstone to negotiate on a settlement figure.
Mark Coulter, associate director at Silverstone commented: ‘We provided a dual strategy to the client by negotiating out a number of the items on the landlord’s dilapidations schedule, but also where the costs of the works were believed to be excessive we coordinated contractors to undertake refurbishment work for considerably less. The time period was challenging but the works were undertaken to a high standard which the landlord accepted.’
Ian Kennerley, partner at Silk Family Law commented: ‘Thanks to the team at Silverstone our financial settlement was greatly reduced and the decision to exercise the break clause in our tenancy was a highly successful one. The settlement Silverstone reached on our behalf was a more accurate reflection of the damages claimed by the landlord and we wouldn’t have been able to achieve this without their expert knowledge and advice.’
Silverstone Building Consultancy has assessed their instructions completed since 2009 and report that they have saved their clients an average of 68% on all dilapidations settlements. Some of their recent savings include a 63% saving against a claim of several hundred thousand pounds in Newcastle, a saving of 55% against a landlord’s claim for a large industrial unit in Liverpool and a 100% saving against a claim for an office in Sunderland.
