Go-ahead for 153 new Middlesbrough homes
Housebuilder Miller Homes has been granted planning permission by Middlesbrough Council for a development of 153 high quality family homes on land currently occupied by the town’s Clairville Stadium.
Patrick Arkle, Area Technical Director for Miller Homes, said: “Naturally we are pleased that planning permission has been granted. Our development has been well considered and will go some way towards addressing the current housing shortfall whilst enhancing the area at the same time.
“This scheme is precisely the sort of brownfield redevelopment that the Government’s National Planning Policy Framework published in 2012 is encouraging. The replacement sports facilities are moving to a new sports village in Prissick and as a result the site is ideally positioned to create a sustainable development with excellent transport links and local amenities on the doorstep.”
The housebuilder is hoping to start the site towards the end of the year with demolition and remediation work taking place until early 2015. Further to this infrastructure and building work will commence with the first legal completion on the site expected towards the end of 2015.
The development, which will be accessible from a new entrance off Clairville Road, has been sensitively designed to preserve and enhance the outlook and visual aspects of the surrounding area, including the views across the common land on the western boundary across to the delightful Albert Park.
Various sustainability features proposed within the development include a sustainable drainage system to minimise the discharge rate of surface water and the capacity to cope with a much larger additional flow of water should heavy rainfall occur. This is to be provided for by a new pond just off the north west corner of the site.
Patrick added: “We have gone to great lengths to ensure there is little impact on the ecology or environment and that the existing road network can accommodate the development. During the planning application process, community consultation was carried out and local opinions varied. Where possible, comments were addressed and the layout amended accordingly.
“We look forward to starting on site later on this year and aim to carefully manage the initial demolition and remediation works so as to create minimum disruption to the existing residents and ensure they are kept updated on our initial programme of works. Miller Homes takes its responsibility of working in harmony with its neighbours very seriously.”
