JK Property Consults act on major EEF regional headquarters deal
Newcastle-based JK Property Consultants have acted for the manufacturers’ organisation EEF in buying its new Rotherham headquarters.
The deal is one of the biggest in the local market and JK Property was instructed afte selling EEF’s previous Yorkshire base and acquiring a site in Gateshead’s Team Valley on behalf of the organisation’s North East branch.
The new Rotherham offices are based in Advantage House in Poplar Way, a prominent and well-connected location which will help to highlight the profile of the organisation in Yorkshire.
JK negotiated the lease of 6,878 sq ft of modern office accommodation and 50 car parking spaces close to Junction 33 of the M1 and next to Rotherham’s Advanced Manufacturing Park.
JK was able to secure the second-floor offices at a rent of just under £9.50 per square foot before incentives are deducted. The deal allows EEF to move in rent-free for six months and then pay half-rent for the next 12 months during the initial four-year lease.
JK Property Consultants principal, Kevan Carrick, said: “The deal is one of the largest deals to complete in the local market so far this year.
“EEF required high-quality space in a highly accessible location to serve its membership across the Yorkshire region and Advantage House was perfect for the organisation.
“The new site benefits from its accessible location next to the Sheffield Parkway and its close proximity to the M1 motorway. It’s a very prominent position which will help to highlight the EEF in Yorkshire.”
Andy Tuscher, North East Region director at EEF, said: “This move demonstrates our ongoing commitment to local and regional businesses and ensuring that they have easy access to advice and support.
“As the recovery picks up pace, they will probably need even more help tackling things such as HR issues, legal problems and health and safety concerns. We will now be even better-placed to provide this expertise.”
The EEF deal is the latest in a strong of high-profile commercial property deals completed by JK Property in the last 12 months. The firm has worked with a number of prestigious clients including PricewaterhouseCoopers, RES as part of the Sir Robert McAlpine Group and Technip Offshore Wind Limited and is also responsible for acquiring almost 30% of the office take up in Newcastle city centre.
