PWR Property Consultants Issues Stark Warning After New AIIC Report

A leading representative body of inventory clerks warns that 34 per-cent of private tenants faced a home emergency last year, one Nottingham based property consultancy is stressing the importance of using a reputable letting agency.

The Association of Independent Inventory Clerks (AIIC) warned that landlords who do not respond to the majority of repair requests within 24 hours are failing their duty of care. The warning came after latest figures reported that 23 per-cent of tenant repair requests took over a week to be dealt with.

The extent of the problem highlighted by the AIIC has prompted one of Nottingham’s leading property consultants, PWR Lettings, to advise that prospective tenants use a reputable letting agency with a reliable reputation in property management, in order to avoid unnecessary repair response times.

Simon Perkins, Partner at PWR Lettings, said: “We have five staff available in each office available to attend outside appointments daily, ensuring any repairs are undertaken swiftly to minimise inconvenience to the client. How we deal with repair requests is reflected in a recent survey which found that 98 per-cent of our clients reported they would recommend our services.”

Housing and homelessness charity Shelter also reported that one in 50 private sector tenants had been served with eviction notices as a result of them complaining about a problem that was not their responsibility, notably repairs.

Simon added: “At PWR we are a proud member of both the Association of Residential Letting Agents (ARLA) and Royal Institution of Chartered Surveyors (RICS), which regulates our business practice and gives tenants piece of mind that their properties will be maintained to the highest possible standard.”
