Rise in demand for space at Liverpool Waterfront

Liverpool Waterfront has seen a demand for commercial office space on site rising over the last year.

Waterfront commercial space vacant on 31 December 2012 was 38%, but according to latest figures from Liverpool Vision, almost three quarters of office space available has now been snapped up, with only 26% remaining.

Albert Dock Liverpool is virtually fully let for leisure and retail space and its Dockside flexible office space has been well received with 90% of the space let or under offer.

Offices at the waterfront’s Princes Dock alone are currently running at a rate of 97% occupied, with some of the UK’s most prestigious companies such as Coutts & Co, KPMG and PriceWaterhouseCoopers amongst its tenants.

Sue Grindrod, director and chair of Liverpool Waterfront Business Partnership, said: “It’s fantastic to see such confidence in Liverpool Waterfront’s offering from the business community and this success comes ahead of Liverpool City Council, the city’s biggest employer, relocating over 1000 staff to the Cunard building.

“Undoubtedly, the International Festival for Business held during the summer was effective in further bolstering the profile of Liverpool Waterfront as a respected, global player and a leading commercial destination. We expect to see vacancy rates drop further by the end of the year.”

Liza Marco, asset manager, Peel Holdings (Land and Property) Ltd, said: “Thanks to the unique and impressive waterside setting, the excellent amenity offer and Grade A offering, Princes Docks has proven extremely popular with the business community and has maintained an excellent occupancy rate in challenging times for the market.”

Management consultancy, Quantum of Value relocated its London-based business to Liverpool Waterfront in January 2014 because its location meant the company head office was accessible and central, allowing Quantum to service clients both nationally and internationally.

Partner Allison Bacher said: “As well as the undeniable cultural and character of the city and its people, Liverpool provides a pool of untapped opportunity, with a high level of professional services based in the city centre and around the Waterfront.

“Our move to the prestigious Port of Liverpool building hasn’t hindered our ability to connect or successfully conduct business from in and around the UK, but has rather enabled us to offer an iconic setting from which to highlight our unique strength and expertise to existing and prospective clients.
