Informed Investment Vital in North East Residential Market

New research published today reveals that investors are missing out on a big investment opportunity in the region, despite the North East property market not recovering in line with the rest of the UK.

GFW Letting, the urban property rental specialists, carried out an in-depth and detailed analysis of property across three different locations within a relatively small geographical area. The aim of the research was to highlight the key factors that each contribute to a good residential investment.

Commenting on the research, Fran Mulhall, Operations and Lettings Manager at GFW Letting, said: “The research focused on streets within the areas of Fenham, Sandyford and Heaton. Most notably, it revealed a high level of variance in terms of property price and investment potential on a street-by-street basis which allowed us to generate some solid comparisons. This is something you would typically see in London for example - it’s not something normally associated with a region like the North East where property growth is slow compared to other areas across the country.”

Through its analysis, GFW Letting wanted to define what a good investment is, what an averagely performing investment looks like and what a bad investment might comprise. The research provides a good indicator of where investment should take place within the region. What makes it unique is that the significant differences in property hot spots are defined very specifically as opposed to a general, approximate indication.

Mulhall added: “We wanted to give investors detailed case study insight into what can provide a good investment. Unless it was pointed out to you, you may not be aware that the difference in a house price can be markedly different street-to-street. There are many factors involved when looking to select the right property to invest in - this is why it’s vital that investors select their agent of choice wisely and do their homework. The difference between working with a knowledgeable and informed agent and one that isn’t can ultimately determine whether a good or bad investment is made.”
