Grŵp Cynefin makes £4.5m investment in new homes tailor made for four Anglesey communities

Grŵp Cynefin is investing £4.5m in 40 new homes tailored to meet the needs of four Anglesey communities.

The housing association is working in partnership with Anglesey Council’s housing services to develop four small-scale sites in Bryngwran, Bodedern, Holyhead and Llanfaelog.

The four developments were announced during a visit to one of the sites, the Bryn Du development in Llanfaelog, which consists of six three-bedroom homes and six two-bedroom homes.

The need for the properties in the Llanfaelog area was identified by Anglesey’s Rural Housing Enabler, who works with community councils to assess housing requirements in their area.

The information was then used by Grŵp Cynefin to bring forward suitable schemes for consideration by Anglesey Council’s housing services, as part of the process for the strategic affordable housing development programme for the Island.

Rhys Dafis, Grŵp Cynefin’s Regeneration Services Director, said: “If rural communities are to thrive, local people need to be able to live there and support the shops and schools and other facilities in the area. Our aim is to provide affordable homes that match what the community requires.

“Working in partnership with local authorities and Rural Housing Enablers ensures that developments of appropriate size and scope are provided, with a view to future sustainability as well as current need.

“All four of these small-scale developments have been tailored to suit their communities, and are part of Grŵp Cynefin’s commitment to supporting the future prosperity of rural communities in North Wales.”

In Bodedern, four homes (3 bedrooms) and two homes (2 bedrooms) will be built at the Bron y Graig development, while eight homes (3 bedroom) and two homes (2 bedrooms) will be built at the Plas Llechylchedd site in Bryngwran.

Grŵp Cynefin is also developing twelve flats (2 bedrooms) at the Llain Cyttir site in Holyhead. The development is supported by the Welsh Government’s Revenue Support Grant and Vibrant and Viable Places Programme framework funding, which encourages the construction of smaller properties which counter the effects of under-occupancy penalty, or bedroom tax.

Councillor Kenneth Hughes, Anglesey Council’s Housing and Social Services portfolio holder, said: “Providing good quality affordable homes is a key corporate priority.

“The four schemes demonstrates successful partnership working between the Isle of Anglesey County Council and Grŵp Cynefin to deliver this for the people of Anglesey, and maximise the grant funding available from the Welsh Government.

“Isle of Anglesey County Council has a good track record of working with registered social landlords to meet the need for affordable social housing on the Island.”

Grŵp Cynefin manages nearly 4,500 affordable homes across North Wales, provides a range of community services for people in need and also delivers a number of community regeneration projects.
