£1.25m Team Valley office refurbishment creates 10 new jobs

A £1.25m refurbishment of the former Talipot House office building on Fifth Avenue, Team Valley is now underway creating 10 new jobs.

Naylors building consultancy team are project managing the refurbishment on behalf of the landlord, a private London investor, for whom they acquired the property last year.

Sendrig has been appointed as the main contractor, who will have a total of 40 staff working on the development over the course of the project, 10 of which have been newly recruited as a result of the re-development.

Naylors have designed and specified the scheme, which will create 17,000 sq ft of new Grade A office space within the building’s original shell.

The specification includes a double height entrance atrium, raised access floors, air conditioning, passenger lift, disabled compliant access and kitchens and showers on both floors. Moreover, the building offers over 80 extrenal car parking spaces within a landscaped setting.

Jason Carr, director at Naylors said: “Comprehensive office refurbishments of this scale are rare in today’s market. We are literally taking the building back to its four walls and completely re-developing it to create high quality office accommodation.

“We believe the offer of Grade A office space with the benefit of extensive grounds and parking will be a great attraction to potential occupiers. The refurbishment is now well underway and we anticipate completion in July.”

Naylors office agency team has also been appointed as sole letting agent for the building and are marketing it as ‘Your New HQ’ to provide the opportunity for a new occupier to give the property a name of their choice.

Simon Taylor, head of office agency said: “Given that the building is undergoing such an extensive refurbishment we felt it should be re-branded at the same time.

“However we have decided to give the new occupier the opportunity to rename the building and in the meantime we are marketing it as Your New HQ and have developed a dedicated website for the property under this brand.”

“Your New HQ offers an ideal opportunity for occupiers who are looking for new, self-contained office headquarters which can accommodate in the region of 200 staff.

“It is situated in a well-established commercial location, close to retail amenities and public transport and we hope to secure an occupier within the coming months.”
