Haulier firm secures 2015’s largest Bradford letting with Frank Marshall

Bradford property developers Frank Marshall Estates have just secured the largest industrial property letting in the city this year.

The company, which owns substantial commercial assets in Bradford, has leased a 74,000 sq ft warehouse at Uppercroft Mills in Bowling Back Lane to West Yorkshire haulier Peckover Transport.

With an asking rent of £3.25 per sq ft, Peckover Transport has agreed to take a five-year lease on the warehouse.

Edward Marshall, director of Frank Marshall Estates, said: “This is a very significant deal, underlining both the attraction of Uppercroft Mills as a modern industrial park and the strength and buoyancy of the West Yorkshire logistics and distribution sector.

“Peckover Transport are already tenants of ours, so it is a great pleasure to work with them again. They join quality occupiers at the 207,000 sq ft Uppercroft Mills, including Crompton Lighting, European Packaging Distribution and Sunwin Services Group.

“Peckover are leasing Unit One, the largest warehouse on the park, with two units of 10,600 and 20,000 sq ft still available to rent. We are great believers in Bradford as a prime logistics location and look forward to strong interest in the remaining space at Uppercroft Mills.”

Richard Clayton, the managing director of Peckover Transport, added: “It has been a pleasure to deal with Frank Marshall Estates and to successfully secure a five-year lease on our new storage facility at Uppercroft Mills.

“We have invested heavily in this new pallet storage warehouse to cover increased demand from clients. The 74,000 sq ft unit in Bradford is ideally situated close to the motorway network. This first-class facility has been kitted out with new high bay racking, very narrow aisle, and container specification forklift equipment.

“This is the next step in our expansion plans. Over the last couple of years, due to our policy of giving customers exactly what they want, our transport and haulage operation has nearly doubled in size”.

Simon Mydlowski, Yorkshire law firm Gordons’ commercial property team partner, advised Frank Marshall Estates on the lease negotiations for the site.

Mr Mydlowski said: “It was great to work on this deal which has been one of the biggest lettings in terms of square footage in Bradford in the last 12 months.
