58-acre Bradford housing development hits the market

A 58-acre development site located in Bradford, with planning permission for 600 houses, has been placed on the market this week.

The multi-million pound Hard York Quarry development in Eccleshill, which also has planning for a 21,500 sq ft retail centre, is one of the largest housing sites for sale in West Yorkshire this year.

Offers are invited from major housebuilders across the UK.

A partnership between Bradford Metropolitan Borough Council and Hard York Quarries, a long-established Yorkshire business owned and run by the Marshall family, is responsible for this “unique development opportunity.”

The Hard York Quarry site on Harrogate Road, Eccleshill, has been producing fine Yorkshire stone products for individuals, businesses and organisations across the country for the past three generations.

Planning permission for the site also provides for a remodelled entrance from Harrogate Road (A658), and two new entrance points off Moorside Road, which could allow for either a joint or phased development programme.

Jonathan Phillips, a partner of Yorkshire property consultancy Dove Haigh Phillips, which is marketing the site, said: “Following a review of the future resources of the quarry during the past four years, the Marshall family have worked in partnership with Bradford City Council in order to create a significant land assembly which extends to 58 acres.

“The site, with its principal access from Harrogate Road (A658), is now perfect for new development. It is located 2½ miles north east of Bradford city centre, six miles west of Leeds and is next to existing residential housing, a substantial area of green open space and close to well-established existing local services and facilities.

“As a result of the partnership between the Marshall family and Bradford City Council, planning permission was granted in April 2015 for a comprehensive redevelopment of the site to accommodate new residential development on 43 acres and a new retail centre on just under two acres.

“Once developed, the site will provide for much-needed new housing which is currently in demand in this area of the Bradford district,” added Mr Phillips. “It is a unique development opportunity and we expect strong interest from housebuilders across the UK”.

William Marshall added: “Our family have collaborated with Bradford Council and other important stakeholders with an interest in the site in order to work together to submit a mutually acceptable planning application, which has now been granted consent.
