£15m Baildon Business Park gets first completed premises

The first series of units at the new Baildon Business Park near Bradford, are now occupied.

Developer Pendle Russells completed the construction of a 15,000 sq ft facility for surgical equipment manufacturer Anetic Aid, alongside two neighbouring speculative units totaling a further 14,000 sq ft of space.

The new premises is the first to be completed at the £15m Baildon Business Park, 15-acre site on Otley Road.

The second facility, currently under construction, is a 28,000 sq ft scheme for precision-engineering firm Produmax, and is set to be finished by the autumn.

Developer Mark Taylforth is pleased with the progress and popularity of the site so far. He said: “It’s very satisfying to see the first of the units complete and we’re looking forward to Anetic Aid moving into their new home over the summer.

“Although built speculatively, we don’t expect the neighbouring units to be vacant for very long as there is significant interest in both, with two parties having gone to legals, which we hope to be able to announce very soon. In fact, we were pleased to be in a position of negotiating with a number of potential occupiers for each of the built units, and there is also strong interest in the remaining un-built plots.

“There has definitely been a shift over the last six months with companies that had expressed an interest, but weren’t in a position to proceed, now coming back to the table as funding starts to become more available to allow for their expansion into new premises.”

Commercial agents from Leeds and representatives from Bradford Council were among those to get a tour of the new buildings, ahead of the official handover to Anetic Aid. Around 20 agents toured the site, viewing the remaining plots available.

Agent Richard Heslop of Dale Eddison Commercial secured the deal with Anetic Aid. He said: “It’s great to be able to show people the completed units, rather than just the architect’s drawings, and allows us to demonstrate the quality of the build and the finish. The Anetic Aid facility looks fantastic, I think some of the visitors were surprised as it has a much higher specification than people would normally expect for an industrial building. With the access road and landscaping well advanced, the site is really starting to take shape and we’re pleased with the level of interest in the remaining plots.”

Baildon Business Park is a 15-acre site on Otley Road which will eventually house a total 150,000 sq ft of business space. It has planning for B1, B2 and ancillary B8 units up to 60,000 sq ft.
