Gregory Property Group submit planning application for 2.1 acre East Leeds site

Gregory Property Group has requested planning approval to develop a 2.1 acre site within the Leeds City Region Enterprise Zone.

Gregory Property Group has submitted an outline planning application to develop a 2.1 acre site for industrial/distribution use within the Leeds City Region Enterprise Zone on the East Leeds Link Road (A63).

The planning application is for a new, high quality 39,375 sq. ft. warehouse/factory with offices, yard and parking provision within a self-contained site on Thornes Farm Way, close to Junction 45 of the the M1 and on the East Leeds Link Road (A63).

The Leeds City Region Enterprise Zone covers 142 hectares of prime development land with four sites strategically located along the route of the East Leeds Link Road. All four sites – Thornes Farm, Newmarket Lane, Logic Leeds and Temple Green – are already under development for employment uses including large-scale manufacturing, distribution and high quality offices.

Businesses locating within the enterprise zone can benefit from a range of schemes including reduced business rates, worth up to £275k over a five-year period, grant support through the Leeds City Region Business Growth Programme, simplified planning, plus a bespoke package of recruitment and business support.

Richard Tovey, Director at Gregory Property Group said, “The £32 million East Leeds Link Road was developed to enable access to key economic development sites in the Aire Valley Leeds regeneration area.

“The location and transport connectivity make the Leeds City Region Enterprise Zone a strong location for business expansion and relocation and we are keen to bring to market this bespoke opportunity for businesses that can also benefit from a range of incentives.

“The area has quickly become recognised as a prime employment location with development activity already underway and space becoming limited.

“With the occupier incentives offered under the enterprise zone status we are confident of strong interest in the site which offers potential for a prominent and bespoke building delivered to the client’s specification.”

The new site called Link 45 is located next to Scottish Motor Auctions, to the north of the A63 running from Leeds city centre to the M1 and has direct access to the city centre approximately 1 mile (1.6 km) to the east.
