Six new deals conclude at Joseph’s Well

The historic Joseph’s Well, which has undergone a major refurbishment to create high-quality and affordable office space in central Leeds, has seen the completion of six new deals.

The transformation of the 156,000 sq ft five-storey building in Westgate, which was originally built for Leeds clothing magnate and MP Sir John Barran, was undertaken by Leeds-based property company J Pullan & Sons.

Five new occupiers have relocated to Joseph’s Well, while one existing tenant has increased their space within the building.

The new occupiers are the Environmental Consultancy Ltd, part of the RPS Group, which has taken 2,584 sq ft; Shelter, the homeless charity, which has taken 618 sq ft; recruitment consultants Cardea Resourcing Ltd, part of the Barker Ross Group, which has taken 1,159 sq ft; The Consulting Consortium, which has taken 5,000 sq ft in four office suites; and solicitors Heslop and Platt, which took 700 sq ft.

Meanwhile the Leeds Older People Forum has expanded from the suite of 800 sq ft in Joseph’s Well to a suite of 1,448 sq ft.

Barbara Heslop of Heslop of Platt said: “My firm relocated to Joseph’s Well from Chapel Allerton because we needed more space and a more professional working environment.

“The suite we now have at Joseph’s Well ticks all the boxes and we are delighted with our move. The proximity to Leeds train station and the availability of on-site parking are additional advantages for us and for our clients,“ she said.

Beverley Metcalfe of the Consulting Consortium added: “We have moved to Joseph’s Well because it’s modern office space in an historic building meets both the needs of ourselves and our clients. The offices are well-located, providing easy access to Leeds city centre, whilst there is parking for both clients and staff. As an established firm, the building provides the right mix of contemporary design and space within a period building.“

Rents are currently £16.75 per sq ft, including all service charges, and are fixed for three years.

Bruce Strachan, property director of Pullan’s, commented: “These six new deals underline the continuing popularity of Joseph’s Well and we are delighted an existing tenant is so positive about their offices that they have taken significant extra space as many tenants have done before them.

“Following the recent refurbishment, we are seeing an increasing level of interest in Joseph’s Well resulting in new lettings. These are all excellent examples of successful businesses being attracted to a quality business environment and their arrival underlines the versatility and flexibility of space here, which is attracting a real breadth of occupiers”.

Joseph’s Well is located within Leeds city centre beside the Inner Ring Road offering easy access to the M1, M62 and M621 motorways and Leeds-Bradford International Airport. The building is also within a short walk of Leeds City Railway Station, City Square and all of the main retail and leisure amenities.

Robin Beagley of property agents WSB, which is marketing Joseph’s Well, added: “We are delighted to welcome these new tenants to Joseph’s Well. The latest lettings are testament to the investment made by J Pullan & Sons Limited, delivering a quality office product that suits a range of occupiers which, when combined with the dedicated onsite management team, extensive on-site car parking and competitive rent, makes Josephs Well some of the best value office space in the city.“

The joint marketing agents with WSB for Joseph’s Well are the Leeds office of Carter Towler.
