Rockspring and Marshall CDP bring 6 Queen Street to market

Rockspring Property Investment Managers LLP and its development partner, Marshall CDP have commenced the marketing of 6 Queen Street in the centre of Leeds.

Rockspring acquired 6 Queen Street, a speculative city centre office development, last October, and it is expected to be worth £30m once completed in June 2016.

The BREEAM ‘Excellent’ rated office building, which is set over six floors, totals a net area of over 70,000 sq ft.

The development offers the opportunity to acquire a self-contained building; six floors of flexible space ranging from 4,359sq ft to 14,047sq ft, secure basement parking and a double height reception.

The office building also includes an exclusive roof terrace, which measures approximately 5,060 sq ft, suitable for entertaining in the centre of a business quarter location.

Richard Fraser of Carter Towler and Elizabeth Ridler of Knight Frank have been appointed as joint letting agents.

Rod Mordey, European director at Rockspring, said: “6 Queen Street is an outstanding new office development in a prime location, presenting a major new addition and improvement to the Leeds market. The building will achieve the BREEAM ‘Excellent’ certification and will be extremely efficient to run, reducing occupational costs.

“The addition of the roof terrace provides a unique element unavailable elsewhere in the vicinity of the city centre, demonstrating our commitment to quality that is reflected throughout the entire development.”

Elizabeth Ridler, partner at Knight Frank, added: “The scheme is already registering a great deal of interest as it has been designed to appeal to the widest possible audience. Its floorplates are traditionally perfect, ideal for the Leeds occupier market in terms of size, and the functionality of the space means that it doesn’t limit potential occupiers.”
