700 new homes planned for regeneration of Hackbridge site

Plans have been approved for around 700 new homes on the site of the former Felnex Trading Estate in Hackbridge as part of a major regeneration project

Asset management company Schroder Real Estate, which owns the Hackbridge site, and house builder Barratt Homes are working together to redevelop the 7.7-hectare site in a move that has been warmly welcomed by Sutton Council.

The Felnex site is part of Sutton Council’s Sutton One Housing Zone, which in July was approved by the Mayor of London as one of the capital’s 20 Housing Zones. A mix of family homes and affordable homes will be built on the former industrial site when construction begins next year.

Alongside the new homes, the Sutton Decentralised Energy Company will provide low-carbon energy for hot water and heating to the homes from the Beddington Energy Recovery Facility to be built nearby.

Neil Meredith, Head of UK Business Space, Schroder Real Estate, said: “Our vision is to create a sustainable and innovative development that will spearhead the regeneration of Hackbridge. We are proud to be teaming up with Barratt Homes to develop the Felnex Trading Estate as an exemplar sustainable project to make Sutton the UK’s first sustainable borough, in response to the ambitious aims and aspirations set out in the Hackbridge Masterplan and the One Planet Living Sutton Charter.”

Mark Bailey, Managing Director of Barratt Homes Kent, said: “Felnex is a fantastic housing and regeneration project which will bring millions of pounds of investment to the area and create thousands of local jobs during construction. We are looking forward to working closely with the local community, in particular the Hackbridge Neighbourhood Development Group and local councillors, to build a development which enhances the local area and creates a positive legacy for the years ahead.”
