Eddisons’ last auction of 2015 to generate £9.5m

The former lodge at Rastrick Cemetery and a disused public toilets in Brighouse are among ninety lots featured in Eddisons’ next Leeds and Manchester property auctions, which are expected to generate in excess of £9.5m.

The Leeds auction, which takes place at Elland Road Stadium on 10 December, includes a number of unusual lots, including the former cemetery lodge.

Rastrick Cemetery, on Carr Green Lane, was originally consecrated in the 1880s and its former lodge is now up for sale as a two-bedroom detached house with gardens, at a guide price of £125k to £150k.

The former public toilets on Ganny Road, next to Brighouse bus station, have planning consent for development into a retail or hot food outlet and are available with vacant possession. The site has a guide price of £10k.

Rob Limbert, director and auctioneer at Eddisons, said: “This is our last property auction of the year and it has attracted a range of interesting lots. From the unusual, such as the former cemetery lodge and the public conveniences, to the more mainstream investment properties and commercial premises – there is something to suit all budgets and requirements.”

Further investment opportunities available at the Leeds auction include a range of buy-to-let properties in Bradford, Halifax, Brighouse and Leeds.

Among the properties are a one-bedroom terraced house on Loughrigg Street in Bradford with a guide price of £30k; a two-bedroom terraced house on Fearnsides Street in Bradford with a guide price of £35k; a five-bedroom house on Welton Grove in Hyde Park, Leeds, currently let and providing an annual income of £19,760, guided at £195k; and five tenanted, one-bedroom flats in Kingsdale Court in Scarcroft, Leeds, each providing a rental income of around £5k a year and guided at £30k.

Limbert added: “We’ve seen a noticeable increase in buy-to-let stock , especially for the time of year, as investors seek to secure sales before increase in stamp duty on buy-to-let properties takes effect in April next year. These investment properties are likely to attract a lot of interest as buyers try to get in before the deadline, and we’re expecting this to continue into the auctions early next year.”

Other lots included in the auction are a five-bedroom stone cottage and a grade II listed 17th century clock barn, at Farnley Hall in south west Leeds, with a guide price of £200k; 0.15 acres of development land with outline planning consent, off the former St Lukes Nursery site on Hall Road in Hunslet, Leeds and guided at £70k and the former Majestic Cinema on Bank Street in Mexborough, a 9,160 sq ft property currently used as a snooker hall and providing a rental income of £20k per annum with a guide price of £120k.
