"Lifetime opportunity" as countryside farm goes under the hammer
A unique farm building located in acres of countryside is hitting the market in what auctioneers are calling a ‘lifetime opportunity’.
Holmesfield Farm, which has planning to convert the farm building into a detached family dwelling of more than 4,000 sq ft, will go under the hammer at a Mark Jenkinson and Son auction in Sheffield on Tuesday January 26.
Adrian Little, head of the auction department at Mark Jenkinson and Son, said: “Holmesfield Farm is an outstanding building plot set in more than 14 acres of typically English countryside.
“Originally the site being sold comprised just over 11 acres but the strategic inclusion of a further three acres adjoining the building has enhanced its appeal and provided a second access from Cowley Lane.
“Its valley location includes a sweeping driveway, paddocks, a bluebell wood, meadows, and a stream.
“Planning consent to change the two-storey building’s use from agricultural to dwelling was granted last year by Derbyshire District Council, making this lot a lifetime opportunity to develop a family home in compact private estate.”
Plans regarding the proposed scheme are available and include a reception hall, two living rooms, a utility room, five bedrooms, four en suites, and a garage.
Holmesfield Farm has a freehold tenure and will go under the hammer with an increased guide price of £525k - £550k, reflecting the impact of the recent strategic land acquisition.
Adrian added: “There has been significant local and national interest expressed since the property came to the market just before Christmas and we are hopeful more enquiries will be forthcoming in the week leading up to the auction.”
The auction will be held at 2pm on Tuesday January 26 at The Platinum Suite, Sheffield United Football Club.
