Approval sought for revised £50m Liverpool docklands development

Plans for a multi-million pound residential development in Liverpool’s southern docklands are due to go before the council’s planning committee next week (April 19).

The hearing follows a design review for Liverpool-based developer Elliot Group’s proposed waterfront project, which now encompass a block of 15 storeys and another of 14 overlooking the city’s exhibition centre.

During the review of the plans, consultants from the city council’s urban design team, together with representatives of English Heritage and the scheme’s architects, Liverpool firm Falconer Chester Hall, sought to identify a height and scale for the development that would preserve views of the city’s iconic Anglican Cathedral.

Elliot Lawless, MD at Elliot Group, said he believes the result of the planning application will shape future schemes in the area and give developers more certainty.

He explained: “If approved the scheme will set the bar for height in Baltic.

“It was never feasible that a southern cluster of high rise buildings would match that in the north end of the city centre but it was also never clear what was permissible or desirable.”

He continued: “We’ve got certainty now and the process has been highly constructive.

“Our aim now is to deliver a scheme that brings larger, owner-occupied apartments to the market suitable for people downsizing from the suburbs.”

If approved, the £50m scheme on Norfolk Street will incorporate 253 apartments, an outdoor spa and residents’ gym, underground parking and landscaping. The site will also house space for startups.

Elsewhere, Elliot Group has said that construction work on four of its Liverpool developments is progressing ahead of schedule.

The schemes, collectively worth £55m and comprising 700 apartments, are due for completion this summer. All four are being delivered with Newry Construction as contractors and WYG Group as project managers.
