Work starts on site of Allerton Bywater commercial scheme
Contractors have been appointed and speculative development has started on site for a new 20,811 sq ft commercial scheme in Allerton Bywater, near Leeds.
Kiln Park, located within the Allerton Bywater Millennium Village, has already received interest from occupiers with seven of its eight industrial units already under offer.
Kiln Park is a new joint venture partnership between Priority Space Limited and H.G. Holdings, which recently announced plans to speculatively build eight industrial units ranging in size from 1,313 sq ft to 3,067 sq ft and three retail units offering 710 sq ft to 4068 sq ft.
Britcon, the building and civil engineering company, has been appointed to deliver the scheme and is already on site with completion expected by July this year.
The team recently met to commemorate the start on site with officials from Wakefield Council, Homes and Communities Agency and Keepmoat Homes which appointed Priority Space as commercial partner in 2014.
Adam Richardson, director at Priority Space Limited, said: “We are delighted to start on site with our first joint venture with H.G. Holdings. Strong interest in the scheme goes to highlight that we are delivering against a real demand for high quality industrial units.
“We are pleased to appoint Britcon to deliver the scheme with a design that is quite unusual for industrial accommodation, combining natural rustic materials with a modern contemporary style and this has been a key factor in the demand we have received to date.
“We have a number of positive leads for the three retail units too and are hoping to secure a national convenience store operator for the 4,000 sq ft unit. The residents of Allerton Bywater have shown huge support for these local facilities.
“The industrial and retail units are being offered both for sale and to lease. By providing this flexibility of tenure, we can appeal to a range of occupiers, from national to regional and local. We have always enjoyed working with SME’s, helping them to realise their potential and facilitate growth.”
In February Just Childcare, a group of children’s day nurseries, acquired Phase 2 at Kiln Park and announced plans to deliver a 5,000 ft, 82 place nursery, due to open in early 2017.
Kiln Park is located close to the A63 Selby By-pass providing direct access to the A1 (M), M1 and in turn, the M62, which can also be accessed through Castleford.
The industrial units offer accommodation to suit light manufacturing, warehouse occupation and possible office accommodation and the retail units are ideal for shop, restaurant/café or showroom use serving an immediate commercial and residential community.
