Plans submitted to develop £49m Ryton housing development

Plans to build a development of 350 homes on land near Ryton village have been submitted to Gateshead Council.

North East housebuilder Bellway, supported by Newcastle-based planning and design consultancy Barton Willmore, has submitted the £49m proposal which is set to include some affordable housing.

The equivalent of around 41 direct full time jobs will be created in the construction phase, as well as 48 supply chain full time jobs., should Bellway be given the green light to proceed.

Following full consultation with nearby residents, the firm has applied for a mixture of two, three and four bedroom homes at the site, on the southern edge of Ryton.

Plans for the 16.7 hectare site, accessed by Cushy Cow Lane, feature landscaped recreation space with views to the south and wetlands.

Improved ecological and wildlife support features are also included in the plans, including the planting of hedgerow and wildflowers, the building of bird boxes and sustainable drainage systems.

Core Strategy and Urban Core Plan

The proposed development is one component of the Core Strategy and Urban Core Plan for Gateshead and Newcastle upon Tyne.

As part of the plan, which guides development until 2030, Ryton was identified as one of 13 villages for sustainable housing growth.

Bellway’s proposed development of 350 homes is part of a wider allocation for up to 550 homes.

Martyn Earle, associate planner at Barton Willmore, said: “This scheme is a great response to need for housing in the area – and one that will drive sustainable economic development.

“The elevated nature of the site will offer good views of the surrounding area and the plans are sensitive to the local environment – including pedestrian walking routes.”
