Salford set for transformation as 684 new Affinity Living homes greenlit

Alderley Edge-based property investment firm Select Property Group has been given the greenlight for its plan to create 684 new apartments at Embankment West in Salford.

The project, which forms part of Salford City Council’s Greengate regeneration, will deliver a mix of studios and one-, two- and three-bedroom apartments across a 12, 25 and 32-storey building.

Once complete, the development will operate under Select’s own Affinity Living brand and include large ground-floor lounge areas that connect to external landscaped spaces. The scheme will also include a rooftop garden and yoga space, co-working areas and a gymnasium.

The wider Greengate project is seeking to enhance the area’s economy with the creation of more than three million sq ft of residential, commercial and retail space. Select already has a footprint in the quarter, with its CitySuites project – a serviced apartment scheme geared toward business travellers – expected to complete in December this year.

Select Property Group’s CEO, Mark Stott, said: “Receiving planning for our first Affinity Living scheme is a huge milestone for the brand which we’re confident will bring something exceptional to a generation of professional young renters in a remarkable area of the city.”

The planning application for the Embankment West scheme, which featured designs from architecture firm CallisonRTKL, was submitted in partnership with Manchester-based developer Ask Real Estate.

Niall Alcock, the assistant director of Deloitte Real Estate, commented: “Embankment West is the latest development to come forward at Greengate and will continue the transformation of this part of Salford.

“Having advised on Select’s CitySuites and Ask and Network Rail’s 101 Embankment schemes, both of which complete this year, it is exciting to work with these teams again to deliver this next phase of Greengate’s regeneration.”

He added: “The development is one of a number of residential-led schemes now coming forward in Salford, as the city makes an increasingly significant contribution to the regional centre’s burgeoning housing market and economic growth.”

Select is currently seeking planning consent for two other Affinity Living schemes in Greater Manchester. The firm’s pipeline includes 677 apartments on a site formerly occupied by the BBC and 506 at Riverside and Riverview, adjacent to the Lowry Hotel. Both of the schemes are being delivered in a joint-venture with office space company Bruntwood.

Construction work at Embankment West set to begin in July, with completion due in December 2019.
