Revealed: £24m Teesside industrial regeneration could create 450 new jobs

£24m plans to redevelop a diminished industrial site in Guisborough, Teesside, could create as many as 450 new jobs in the region.

Cramlington-based Ryedale Estates, a family owned professional company of surveyors, valuers and estate agents, is leading the development of the 20-acre site known as Cleveland Gate.

Working in partnership with The Gisborough Estate and Avant Home, Ryedale is inviting members of to a consultation event to hear more about the proposals later this week.

The plans would transform the site, which includes the former ESCO Corporation foundry that closed in 2014 with the loss of 65 jobs, into 31,000 sq ft of retail space, 28,700 sq ft of workshop and employment space, 25,000 sq ft of offices, 20 bungalows for the over 60s and 115 family homes.

A spokesman for Ryedale Estates said: “About six acres of this area was occupied by Esco Foundry which closed last year and that part of the site has recently been granted planning permission for retail use fronting Rectory Lane with modern workshops behind, and we are well on our way with that.

“We now want to submit three more planning applications for two and a half acres of single-storey office buildings for local businesses, 115 houses with a mix of types and sizes; and 20 bungalows for older people, all in an attractively landscaped setting.

“We’re committed to working with local people and would like to encourage everyone to come to our exhibition and share their thoughts on the plans.

“The scheme will regenerate the site bringing jobs and investment to Guisborough, creating an attractive environment for residents and visitors alike.”

Proposal viewing

Members of the public are invited to view the proposals at an exhibition to be held on Wednesday May 25, between 3pm and 7pm at Sunnyfield House, 36 Westgate, Guisborough.

The consultation has been organised by the Newcastle office of national planning design and economics consultancy Nathaniel Lichfield & Partners (NLP).

Phil Jones, planning director for NLP, said: “This scheme will regenerate the site and deliver high quality homes in addition to a first class retail and employment park.

“The proposals will contribute towards the Council’s aspirations for an holistic redevelopment of housing, business, industry and environmental enhancement in this area of Guisborough.”
