Work complete on £6m Cedric Walk scheme in Grange-over-Sands

Work on a multi-million pound housing development on the site of the former Berners swimming pool in Grange-over-Sands, Cumbria, is now complete.

Working in partnership with Esh Property Services, part of building firm Esh Construction, Two Castles Housing Association delivered its £6m Cedric Walk scheme to transform the formerly neglected brownfield site into 43 new homes.

The development, which comprises a mix of flats and houses, will see 11 of the properties sold under shared ownership agreements and the remaining 32 put up for rent.

Two Castles’ property services director, Rob Brittain, said: “With thousands of South Lakeland families on the housing waiting list, these new homes are helping to address the ever pressing need to build quality affordable homes in local towns like Grange-over-Sands.

“From the beginning, this scheme has benefitted from tremendous input from our partners, the local community and from the Berners Grange Project Group.”

He added: “Working collaboratively under the Hadrian Development Solutions Partnership, we have created a scheme to be proud of.”

Each of the new homes has been built with traditional materials such as stone elevations, timber frames and natural slate, with energy efficient features allowing the properties to exceed the code for Sustainable Homes Level Three Standards.

The scheme was partly funded by the Homes and Communities Agency (HCA), with South Lakeland District Council (SLDC) agreeing to sell the land to developers for £1 and providing a £230k grant to support the project.

SLDC’s portfolio holder for Housing and Strategic Development, Cllr Heidi Halliday, commented: “We are delighted to have worked closely with partners including Two Castles Housing Association and Grange Town Council to help bring this new development forward.

“This helps to address a need for more affordable housing in Grange and contributes to our long-term ambitions for 1,000 new affordable homes for rent in South Lakeland by 2025.”

Simon Phillips, regional managing director at Esh Construction, said the firm was delighted to have worked on a “hugely worthwhile and much-needed development” for the Grange-over-Sands community.

He continued: “It’s been an opportunity to work closely with some great partners in realising a truly sustainable, attractive and, fundamentally, accessible place to live which will continue to deliver value for decades to come.

“Aligning with our key company aims, it remains very important to us that the majority of these homes will be taken up by those with strong local connections, easing housing pressures and creating a lasting legacy for the town’s residents.”
