A CGI of the new Seel Street hotel

£20m Liverpool hotel with rooftop pool and spa approved

The £40m revamp of Wolstenholme Square in Liverpool has received a boost after developer Elliot Group secured planning consent for a new boutique hotel on a neighbouring site.

The £20m hotel, to be constructed on cleared brownfield land fronting Seel Street, will comprise 116 rooms along with the city’s first ever rooftop swimming pool and guest spa.

Elliot Group boss Elliot Lawless said the firm is now closing talks to secure an operator for the venue.

He said: “Ropewalks is beginning to turn into a more rounded, mixed-use neighbourhood and this permission will change the character of the north end of Seel Street.

“We’ve worked extensively with Liverpool council’s design team to ensure that our approach is sensitive to its neighbours whilst putting a very contemporary stamp on the streetscape. I’m delighted with the outcome.”

Since acquiring the brownfield site, a former surface-level car park, Elliot Group has been working alongside long-time architectural partner Falconer Chester Hall to make the new hotel a reality.

Falconer Chester Hall’s managing director, Adam Hall, commented: “The building’s layout is really interesting.

“It gives the operator the flexibility to offer both single rooms or serviced suites, maximising revenue and occupancy.”

Adam continued: “Liverpool attracts lots of groups and the ability to allow them to room together will be a major selling point. The rooftop pool and spa will cap it off.”

Once complete, the boutique hotel will back onto block B at Wolstenholme Square. The building is located just 20 yards from the new passageway that will connect the square with Seel Street.

With approval in place, work on the hotel is due to start this autumn.

Elsewhere, construction efforts on Wolstenholme Square are well underway. The scheme comprises four blocks ranging from three to 10 storeys. It will create 445 one-bedroom and studio apartments along with a raft of commercial space.
