Historic site at Sheffield’s Kelham Island brought to market for redevelopment

Two adjacent Grade-II listed buildings in the suburban location of Kelham Island in Sheffield have hit the market.

The sale of Cornish Works and Wharncliffe Works owned by George Barnsley & Sons, one of the last manufactures of steel tools for leather work and shoe making, is being managed by regional property consultants Commercial Property Partners (CPP) and Fernie Greaves.

The properties, covering a total site of 1.1acre, are easily accessible from the city centre and sit nearby a wide range of amenities including pubs, restaurants, museums and the Little Kelham development.

Rob Darrington, CPP Partner commented: “The sale of Cornish Works & Wharncliffe Works presents one of the last development opportunities in this popular area of Sheffield, which is fast becoming one of the most cosmopolitan and vibrant quarters of the city.

“The site offers huge historic appeal, with many original features remaining, fantastic access to the city and an exciting mix of amenities for both a residential and commercial market.”

Kelham Island was one of the first industrial conservation areas in the country to be designated in order to protect its special character and heritage.

The ‘Island’, which is approximately 750 metres long, is considered one of the most important areas across Sheffield, identifying the development of the metal trades industry, which formed a huge part of the city’s growth throughout the 18th and 19th centuries.

Tim Bottrill, Director at Fernie Greaves added: “This site reflects the last key development opportunity in this highly sought after location. It offers a truly unique development opportunity for someone to be instrumental in shaping this important part of the city”.

The Freehold interest of the site is available to purchase either unconditionally or by way of a subject to planning agreement. Offers will be assessed on an individual basis based upon the level of offer and viability.
