Plans submitted for 80,000 sq ft office block in Manchester’s Civic Quarter

Real estate investment firm FORE Partnership has submitted plans to turn Manchester’s 24 Mount Street into a 80,000 sq ft office site.

The company plans to transform the existing 1970s building into Grade A offices along with retail and leisure units, a rooftop terrace, first-floor amenity space with a balcony overlooking Manchester Central Plaza, and various public realm improvements.

The redeveloped seven-storey building, located in the city’s thriving Civic Quarter, was designed by architects tp bennett.

Subject to planning, the works will see the property’s brickwork replaced with a new ornamental façade featuring terracotta glazed tiling and glass.

FORE’s managing partner, Basil Demeroutis, said: “We have a duty to create a sustainable building that works in harmony with the surrounding buildings and open spaces, ultimately enhancing the vibrancy and energy of this key area in the city centre.

“The elevation takes a new twist on modern design, using authentic decorative materials in a way that defines character and style, not simply repeating what has been done elsewhere.”

He continued: “This focus on craftsmanship, combined with truly trendsetting approaches to sustainability and to creating a highly flexible and adaptive workspace, sets the building’s sights squarely towards the future.”

In delivering its plans for consideration, FORE said it believes the redevelopment would contribute to the city’s economic growth and serve as a “significant catalyst” for regeneration in the area.

“Once complete, the building will achieve BREEAM Excellent and EPC A ratings and provide occupiers with state-of-the-art office facilities whilst maintaining aesthetic appeal, making this a significant addition to Manchester’s growing commercial stock.”

Property firms Knight Frank and Lambert Smith Hampton are joint agents on the scheme, with professional services company Deloitte advising on planning.
