Manchester’s New Bailey development moves forward with plans for 190,000 sq ft office scheme
Plans have been submitted for a new office building at the New Bailey development in Manchester.
English Cities Fund (ECf), a public and private sector partnership between the Homes and Communities Agency (HCA), Muse Developments and financial services firm Legal & General, is seeking planning consent for its 190,000 sq ft Two New Bailey Square office site.
Designed by London architects AHMM, the scheme follows the recent completion of One New Bailey and will include a private outdoor terrace, a reception area with an integrated cafe and a subterranean car park with 50 vehicle bays.
Two New Baily Square will also include 102 street-level bicycle spaces and shower facilities.
ECf development director Phil Mayall said: “The decision to submit the planning application at this time was prompted by the strong interest in the remaining space at One New Bailey and we expect a decision to be made in September.”
International law firm Freshfields Bruckhaus Deringer has secured 80,000 sq ft at One New Bailey, while bar and restaurant Menagerie has taken 6,000 sq ft on the ground floor of the 125,000 sq ft site.
Speaking further, Phil said: “Two New Bailey Square’s design perfectly balances the characteristics of a high quality, sustainable office building with an honesty and integrity that will a provide truly unique development.
“We are currently considering funding options with a view to starting work on site in early 2017.”
He added: “We are looking forward to progressing with our vision for New Bailey and bringing more much sought after quality office space to our unique location on the banks of the River Irwell.”
Real estate firms Cushman & Wakefield and JLL have been appointed as joint agents on the New Bailey development.
