Green light for phase two of Manchester’s Medieval Quarter office scheme

Salford City Council has given the go-ahead for 100 Embankment, the second of two new Grade A office buildings in the heart of Manchester’s Medieval Quarter.

Located in the Greengate area next to Victoria Station and Manchester Cathedral, the scheme represents a joint venture partnership between developer Ask Real Estate, construction firm Carillion plc and property investment company Tristan Capital Partners.

101 Embankment, the project’s first building, is due for practical completion this October. Parking facility operator Q-Park will run a three-level car park below the site.

Phase two of the development, 100 Embankment, will comprise 166,000 sq ft of Grade A office space across eight levels, offering column-free floor-plates of around 20,000 sq ft.

John Hughes, managing director of Ask Real Estate, said: “We are delighted that we now have the green light to start on the second Embankment building.

“The market interest in 101 Embankment has been significant and we are already talking to potential occupiers who are interested in phase two.”

Deloitte Real Estate served as planning advisors to the joint venture group.

Niall Alcock, an assistant director with Deloitte Real Estate, commented: “The 100 Embankment building is the final piece of the jigsaw in the regeneration of this part of the Greengate area, which is already being transformed by the major office and residential developments nearing completion adjacent to this site.”

The Mayor of Salford, Paul Dennett, said the development presents a “great opportunity” for the city to stimulate the creation of new jobs.

He continued: “Salford City Council is ready to work with all prospective employers to make it easy for them to re-locate or set up in our city.

“Working together, we can continue to bring in new job and training opportunities for all our city’s residents.”
