PWA Planning secures approval for rural housing schemes

North West planning consultancy PWA Planning has won approval for two new housing schemes in rural locations near Preston, Lancashire.

PWA has gained planning permission for a development of five detached bungalows to replace existing agricultural buildings at Lyndhurst Farm, Longridge. The scheme, in an open countryside location, will see part of an adjacent fishing pond filled in to allow for construction of the bungalows.

In a separate success, the consultancy has secured planning permission to convert a listed barn on Manor House Farm, Inglewhite, into four new homes, as well as the replacement of existing agricultural buildings with a further three new-build homes and a parking barn.

Paul Walton, director at PWA Planning, said: “Due to their rural location within land designated as open countryside, both these schemes required specialist advice to get them through the planning process.

“Acting on behalf of the landowner in both cases, we were able to demonstrate that these were sustainable sites, that there was a clear demand for the homes in the local area and, more importantly, that planning policies supported the development. We also successfully argued that, due to housing land supply issues locally, both schemes should be approved.”

The homes at Lyndhurst Farm, accessed off Halfpenny Lane, will be four-bedroom single-storey homes with integral garages. The sensitive design, by PGB Architectural Services, features colour render walls with cedar cladding to feature walls, slate roofing and painted timber-framed doors and windows.

The scheme at Manor House Farm, designed by Clitheroe-based Stanton Andrews Architects, features two, three and four-bedroom properties. It secures a long-term future for the listed barn and adjacent farmhouse which is situated in Button Street in a conservation area at the centre of Inglewhite Village.
