Taking the traditional approach to buying property
IT was hailed as a revolution in property buying…but latest statistics suggest that potential home owners are turning their backs on the internet when looking for the house of their dreams.
Despite the recent proliferation of property websites, latest research shows that less than half of people had bought a property via the web.
And Sheffield property expert Keith Egan says the unexpected shift shows that traditional methods may still be the best when it comes to the sort of investment needed to move onto the housing ladder.
The latest figures from consumer organisation Which? show that in a survey of 2,000 recent home movers, as few as 37 per cent discovered their new home by searching the internet.
At the same time, though, a further six per cent did find their property via an automated email from a property website and two per cent found their new home via a smartphone app notification.
“Despite the proliferation and increasing popularity of things like mobile apps, the truth is that an estimated 55 per cent of people are still doing the things they have always done, looking in high streets windows, checking newspaper property pages or simply looking at For Sale boards in the area that appeals to them,” said Keith, General Manager of Sheffield estate agency and lettings company Martin & Co.
“Experience tells me that using an on line agent through property portals may not get you the best price or the most committed buyers.
“And as the currently market shortage continues to grow, many buyers are discovering again that there is something to be said for registering with a High Street agent.
“At a time when demand outstripping supply, the best properties are often snapped up before the agent has had the chance to list them online.
“That’s why I tell people to take a look around the areas they are wanting to invest in, see what properties are available on the streets of your choice, talk to other property owners and then take it from there.
“Of course the internet is not going to be going away but always remember that it is only one more tool in the marketing and sales kit.
“And seeking the advice of a real person rather than ticking boxes online can still deliver and help take the pressure out of purchasing a property.”
