Private investor plans to convert Zicon House into 65 studio flats for Leeds’ Northern Quarter

Bilfinger GVA, the commercial real estate advisor, has secured a private investor for the residential conversion of Zicon House in Leeds’ Northern Quarter.

The new owner has proposed to transform the building into 65 studio and one bedroom apartments.

The current proposal to create 65 studio apartments is by way of Permitted Development Rights.

Bilfinger GVA acted on behalf of the landlord, the Trustees of Zicon House, which represents The Helmsley Group, based in York.

The five-storey, 23,395 sq ft, self-contained office building is of a steel portal frame construction with a feature glazed frontage and brick elevations.

The building features suspended ceilings, two passenger lifts and 16 car parking spaces.

The property is located in the Northern Quarter of Leeds city centre.

Zicon House is less than a ten minute walk to Leeds Railway Station and in close proximity of shopping centres The Light, Merrion Centre and St Johns Centre.

Matthew added: “What makes this building ideal is how close it is to the up and coming Arena Quarter which encompasses Leeds First Direct Arena amongst an assortment of popular bars and restaurants.

“At present, the opportunities in residential are vast and although there is certainly a demand, there appears to be a lack of apartments in the city centre.”
