Knight Frank takes new Normanton distribution warehouse to the market
A brand-new distribution warehouse at the Trident Park development in Normanton, near Wakefield, is hitting the market.
Knight Frank’s industrial agency team in Leeds has been instructed as the sole agents to market the purpose-built 52,402 sq ft unit situated on Rosie Road, which is located within a mile of Junction 31 of the M62.
The property, which was constructed for BSS Group and completed earlier this year, is now available immediately to either purchase or lease.
Iain McPhail, Partner at Knight Frank in Leeds, commented: “We are delighted to be instructed to advise our client on this prestigious high-quality, newly-constructed warehouse unit in a prime logistics location.
“We are confident that the building will attract early interest due to the lack of existing options of this size currently in the marketplace, as well as the unique nature of the property which offers an occupier a high-bay warehouse on a generously-sized site.
“The property benefits from an excellent specification, including 13-metre eaves height, four loading doors, steel framed canopy, two storey offices and an over-sized service yard extending to approximately 2.35acres, which allows an occupier the flexibility to either further extend the building (subject to planning) or utilise for external storage or HGV parking.”
The property is available for immediate occupation on either a freehold or a leasehold basis.
