Leeds’ only major out of town office scheme ready for occupation
A new ‘headquarters’ office building, which is currently the only major out of town scheme available in Leeds, is now completed and ready for occupation.
Paradigm at Thorpe Park Leeds offers 31,650 sq ft of lettable space with principal floor plates ranging from 8,800 sq ft to 10,275 sq ft and 122 car parking spaces.
The building, which features a fully glazed suite and large terrace, is prominently located overlooking Junction 46 of the M1.
The building is also the first of a total 940,000 sq ft of new business space planned at Thorpe Park Leeds, where planning consent has been secured for phase two including 1.35 million sq ft of mixed use accommodation.
Development plans include a 300,000 sq ft shopping and leisure park where Next, M&S, Outfit and TK Maxx are already confirmed as tenants. Phase two also includes 300 new homes by Redrow and 110 acres of parkland and sports facilities.
Last week, Leeds City Council announced that Thorpe Park Leeds was to benefit from a new railway station, with associated Park and Ride, as part of a £270m investment into regional railway infrastructure.
Phase two also includes delivery of the first section of the ‘East Leeds Orbital Road’, a key piece of infrastructure connecting north and east Leeds to Junction 46 of the M1. This road will unlock land for the construction of up to 7,000 new homes in the East Leeds area, land that is either already allocated in the Local Plan or which is ‘brownfield’ land.
Thorpe Park Leeds, which is a joint venture between Scarborough International Properties and Legal & General Capital, is already a 800,000 sq ft business park with over 60 occupiers including IBM, Kier, Laing O’Rourke, Atkins, BAM and National Grid.

JLL, Cushman & Wakefield and BNP Paribas Real Estate are appointed to market the office buildings at Thorpe Park Leeds.
