Adept move at Queens Court
Adept move to Queens Court Adept Fasteners, the United States based distributor of aerospace hardware, has moved into its new build 11,614 sq.ft office and warehouse facility at Queens Court, Team Valley, Gateshead. European sales manager, Sky Nicholson, who manages Adept’s sales operation covering Europe, the Middle East and Asia (EMEA), says “the building is an ideal base from which to build our international business. Our continued investment in inventory and technology affords our customers a quick response and fast delivery from our comprehensive inventory, Team Valley is an ideal location for us.” Queens Court was initially developed by UK Land Estates in 2008, prior to which it was the site of the former Dunlop Industrial Hose factory. This first phase of Queens Court provided four hybrid units of around 3,300sq.ft., two small office blocks of 2,755 sq.ft. and five industrial units ranging from 16,363 sq.ft. up to 20,359 sq.ft. All were successfully let or sold but there remained a small development plot which UK Land decided to develop out earlier this year and were approached by Adept during the construction period allowing the building to be fitted out with additional office space and other features to their specific requirements. The resultant building is now attractively fitted with grade A office space in line with the company’s desire to have an excellent working environment for its staff and an impressive sense of arrival for any visiting customers. UK Land Estates was advised by Knight Frank and Naylors. Simon Haggie, partner, at Knight Frank feels that this was a brave move by UK land to invest in a new building at a time of economic uncertainty and when building costs were rising. Nonetheless it is testimony to the strength of Team Valley as a location that it can still attract occupiers even at a premium new build rent. Tim Witty, Development Director at UK Land believes that their ability to be reactive and flexible to Adepts needs during the construction period was key to securing the letting and is looking forward working with the company on a long term basis. Tim says “we value greatly the relationships with our tenants and seek to assist them and fulfil their needs wherever possible. With the ongoing redevelopment of buildings on Team Valley we are striving to produce a range of styles and size of unit which will be attractive to occupiers as well as holding sites in reserve for companies requiring purpose built facilities” ends
