Home-buying surgeries to launch in North Yorkshire

A SERIES of property surgeries launches on Wednesday 25th January by housebuilder Whitfield Homes.

The first one is being held in Dalton Village Hall adjacent to their site of their up-and-coming development of new-build homes at Farefield Close in Dalton before hitting estate agents in Ripon and Thirsk.

The series of events will provide information and advice for aspiring housebuyers looking to move on or up the property ladder in Dalton, with the focus being around using the Government’s Help to Buy scheme to purchase a home at Farefield Close.

Director of Whitfield Homes Chris Patmore said: “Help to Buy is an excellent scheme, which we are pleased to offer to prospective buyers at our new development in Dalton. But we have been discovering a lot of potential homeowners out there who know little or nothing about the scheme. Our surgeries are designed to educate the local community about how Help to Buy can assist them in owning a home at Farefield Close.”

Help to Buy assists anyone looking to buy a home up to as much as £600,000 so long as it is their sole home. With Help to Buy, aspiring homebuyers only need to raise a five per cent deposit. Using Help to Buy, homebuyers also benefit from a 20 per cent equity loan from the Government which is interest-free for five years. Therefore a mortgage is required for only 75 per cent of the value of the property.

Three surgeries have been scheduled for January and February, each with the aim of demystifying Help to Buy. There will be representatives from Yorkshire and Humberside Help to Buy Agency, Mortgage Advice Bureau and two North Yorkshire estate agents: Linley & Simpson and James Winn.

The surgeries coincide with the launch of Whitfield Homes’ Farefield Close development at Dalton near Thirsk. The new community of homes will feature a range of two- to five-bedrooms properties starting from £165,000 and all offering Help to Buy.

For example, using Help to Buy you can purchase a two-bedroom home at £165,000 using a five per cent deposit of £8,250 and receive an equity Loan of £33,000, leaving you to raise a £123,750 mortgage.

Mr Patmore said: “There has been some confusion in the press regarding Help to Buy recently. This is because its sister scheme, The Help to Buy Mortgage Guarantee scheme, came to an end in December.”

With independent advice from a mortgage specialist, application guidance from a Help to Buy representative and homebuyer advice from North Yorkshire’s specialist estate agents, Linley and Simpson and James Winn, the surgeries will provide a ‘one-stop shop’ for prospective homebuyers interested in buying at Farefield Close.

The sessions, which are free to attend, are scheduled as follows:

January 25, Dalton Village Hall, midday - 2pm and 4pm - 6:30pm.

February 7, James Winn estate agency, Market Place, Thirsk, 12-2pm.

February 21, Linley & Simpson estate agency, Old Market Place, Ripon, 11-1pm and 3:30-5:30pm.
