Mulbury secures greenlight for second £30m Manchester PRS scheme

Housing developer Mulbury has been given the greenlight for a multi-million pound private rented sector (PRS) scheme in Ancoats, Manchester.

The £30m development, which will deliver 143 apartments on a 0.6-acre site at the junction of Great Ancoats Street and Blossom Street, was approved by Manchester City Council yesterday (January 12).

Two separate buildings will now be constructed, one of eight storeys and another of seven, to provide 49 one-bedroom apartments, 90 two-beds one three-bed.

Additionally, the scheme will comprise three townhouses, a ground-floor reception and concierge, parking spaces and over 4,300 sq ft of commercial space.

Deansgate-based Tim Groom Architects designed the project, which was brought forward following consultation with heritage organisation Historic England, design review firm Places Matter and the city council.

Mulbury City head James Alderson said: “This is a high-quality PRS scheme that will contribute to better housing choice in this fast-growing and exciting part of the city.

“We’re thrilled to have gained a planning consent and will now begin working towards securing a funding package for the development and appointing a contractor.”

He added: “We look forward to engaging further with the local community as the scheme progresses.”

Tim Groom, director at Tim Groom Architects, commented: “This challenging site has to address two very different contexts – a bustling Great Ancoats Street and the more intimate heart of Ancoats.

“We’ve worked closely with Manchester City Council and as always it has been an enjoyable process that has delivered a positive planning approval for the city.”

Rachel Poole, assistant director at Deloitte LLP, which was among the firms acting on the development’s planning team, said: “The site’s strategic location on the corner of Great Ancoats Street and Blossom Street connects Ancoats to the remainder of the city centre.

“The proposal will therefore have a significant role to play in the fast-moving economic, population and regeneration growth initiatives in Ancoats.”

The scheme is Mulbury’s second PRS development in the centre of Manchester. The firm is currently on site with its first, a £27.6m project to create 135 apartments in the Northern Quarter.
