Greenlight for £100m Liverpool residential scheme

Merseyside developer Elliot Group has secured planning consent for its plans to turn Erskine Industrial Estate into new homes.

The £100m mixed-use development, located adjacent to the new £450m Royal hospital, will deliver a mix of key worker and student accommodation as it pushes the boundary of the city’s growing Knowledge Quarter further north.

The scheme will house 142 one- and two-bed apartments for rent and 1,007 student rooms.

Elliot Group said the estate’s existing tenants, all of whom are on short-term flexible leases, have been contacted about the development’s timescales and offered professional support and replacement accommodation.

Facilities within the scheme will include yoga studios and a residents’ gym, along with a bar and study zones.

Elliot Group boss Elliot Lawless commented: “We’ve worked very hard with the city council to craft a scheme that sits well within its spatial context and brings activity and animation to a key gateway site.

“The launch of Paddington Village and its early success demonstrate that there will be additional demand for student homes and key worker accommodation as the Knowledge Quarter grows and our objective is to appeal to the more discerning residents with our focus on high quality amenities and design.”

Liverpool architects Falconer Chester Hall designed the project, which comprises two buildings tied together by public realm and rises at its highest point to 14 storeys.

Alastair Shepherd, an architect with Falconer Chester Hall, commented: “The development acts as a bridge between the hospital and Islington, with some very attractive landscaping that takes pedestrians through the site.

“We saw at Liverpool ONE how this sort of enhanced permeability can knit different parts of town together and this project does that very well.”

Work on the development is due to begin this summer.
