Developers chosen for Liverpool’s ‘hugely ambitious’ £200m business district scheme

Authorities have appointed a team of property developers to start work on the multi-million pound transformation of Liverpool’s business district.

Liverpool City Council chose Kier Construction and CTP Limited to deliver the £200m redevelopment of Pall Mall Exchange, which will provide up to 400,000 sq ft of office space across three buildings.

The project is set to quadruple the supply of Grade-A office space within the commercial business district, which in recent times has seen the amount of available space slip below 100,000 sq ft.

The city council and Kier will also work with the new owners of the adjoining seven-acre car park to turn the site into a complementary mixed-use scheme comprising a new hotel, car park, leisure space and as many as 2,000 homes.

The two-phase Pall Mall Exchange redevelopment, which could create over 1,800 jobs, is just one of 175 identified developments that will bolster Liverpool’s economy by attracting more than £11bn of investment.

A planning application is due to be submitted later this year, following a consultation period.

“We know we need more top quality office accommodation in Liverpool and this site is perfect because it is all about location, location, location. And having a partner who has has an international reputation for delivering high profile schemes with flair and imagination is a great boost to our plans.”

He continued: “As a growing city, it is vital we have the right office space available in the right place and Pall Mall is part of a natural expansion of the commercial district.

“We’ve already seen huge success in securing the Northern headquarters of The Royal College of Physicians (RCP) at the expanded Knowledge Quarter, and this is another opportunity to create accommodation that will attract marquee businesses offering high quality jobs.”

Kier Property and CTP had support during bid process from architecture firm Allies & Morrison, along with Ernest Griffiths, Curtins, Eversheds, SWECO, G&T, Colliers and Worthington Owen.
