English language school expands in Manchester’s Northern Quarter

Communicate School has acquired additional space at 85 Piccadilly in Manchester.

The company signed a deal to take the remaining 2,102 sq ft on the top floor of Murray House, which means it now occupies the entire 6,444 sq ft Northern Quarter property.

The transaction, a 10-year lease with a break at year five, saw landlord Philip J Davies Holdings represented by consultants at OBI Property.

Communicate School is a family-run English language school accredited by the British Council and the Independent Schools Inspectorate.

The firm has been based at Murray House since October 2016, when it relocated from 36 George Street.

Communicate School director Richard Mace said: “We have created our own purpose built school at Murray House and I am delighted with our recent growth, we are able to take the remaining floor.

“We look forward to welcoming our international pupils to our new school.”

Mark Davies, director at Philip J Davies Holdings plc, commented: “I am very pleased Communicate School has chosen to take on the extra space, meaning Murray House is now fully let.”

Debbie Meredith, from OBI Property’s transactions and asset management team, said: “Murray House located in Piccadilly and close to the Northern Quarter is a great location for Communicate School to operate their business from and we are pleased they have been able to commit to the remaining space and the building is now fully let.”
