Harrogate property developer set to deliver 'high quality' student flats in Hyde Park, Leeds

HG2 Developments, the Harrogate-based property development firm, is set to deliver a new student apartment block near Hyde Park in Leeds.

The Grid, based on Moorland Avenue, is being created by HG2 with the help of principle contractor CAPD, and support from Lloyds Bank Commercial Banking.

The student development contains 11 flats that can accommodate between two and six people.

Aimed at older undergraduate students and postgraduates, the flats are located a short walk from the city’s university campuses and the city centre.

The development features 38 en-suite rooms as well as an onsite gym, a laundrette, car parking and cycle store facilities. Tenants are set to move in during July ahead of the 2017-2018 academic year.

The developers invested £2.5m into the property, with Lloyds Bank Commercial Banking supporting the project.

Building work on The Grid began in February 2016 and is set to be completed in May this year. The development was named after the garage previously located on the site.

HG2 Developments also redeveloped The Establishment in 2012, a set of four student apartments in Leeds with 18 bedrooms in total. The firm sold the property last year.

Tim Henderson, partner at HG2 Developments, said: “The Grid is already proving popular with students, and 10 out of 11 of the apartments have already been filled.

“The new flats boast an urban design with an open plan kitchen living room area, which includes a flat screen TV, brick feature walls, metal cupboards and industrial style lighting. Each bedroom also features a hi-fi system, with modern Villeroy & Boch furniture in the en-suite bathrooms.

“The guidance and support we’ve had from Lloyds Bank has been important in helping the project become a reality.”

Evan Griffin, relationship manager at Lloyds Bank Commercial Banking, added: “There is currently a strong demand for student housing in Leeds. However, around Hyde Park in particular, there’s a limited supply of high quality accommodation like The Grid.

“We’re committed to helping SMEs like HG2 Developments take advantage of opportunities, which is why we’ve increased our net lending to SMEs by 30 per cent since 2011 as part of our helping Britain prosper plan.”
