Developers gallop ahead with new homes

Winning post in sight as first buyers prepare to move into new-build development on historic Harrogate site

AS the Epsom Derby gallops into the nation’s sporting and social calendar next Saturday (June 3)x-apple-data-detectors://0, developers in Harrogate are approaching their own finishing line.

For a project to transform a historic yet derelict pub into a collection of 14 stylish apartments is entering its final furlong - with all but one of the properties already sold.

June will signal the start of a new era for the landmark site of the former Little Wonder Hotel - a feature of the junction between Ripon Road and Skipton Road for more than a century - when the first buyers pick up their keys and move into their new homes.

The development known as Epsom Court so that the historic sporting links of the pub – one of only two in the UK named after the racehorse which galloped home first at 50-1 the 1840 Derby – remain part of the community.

It is the latest Harrogate project undertaken by Yorkshire-based Ashtree Fine Developments, which acquired the empty building after the pub closed and attempts to revive it as a restaurant failed.

Just one of the two-bedroomed apartments remains for sale, with an asking price of £172,500.

David Waddington, Head of New Homes for the Harrogate selling agents Linley & Simpson, said: “Across the Harrogate and Ripon district, we are witnessing a resurgence of interest in new-build property as developers return to the market in increasing numbers. And Epsom Court is a good illustration as to why.

“Over and above its design and ultra-competitive asking prices, the development boasts no shortage of appeal for homebuyers – in particular its location within walking distance of the town centre.”

And the agency’s tip for what is recognised as the greatest Flat race in the world?

“With all the features on offer at Epsom Court, then the 12-1 chance Best Solution would be an aptly-named victor,” added Waddington.
