Plans unveiled for £24m sustainable homes development near Sheffield

Plans have been unveiled for 62 sustainable and energy-efficient new properties at the former Griff Works factory site on the outskirts of Stannington, South Yorkshire.

The 12.2-acre development, set to be delivered by Avant Homes, is located on Stopes Road and will be known as The Brickworks.

Full planning permission has been granted for the £24m development with the first homes expected to be ready for occupation by February 2018.

The Yorkshire housebuilder will construct a mixture of two and three-bedroom semi-detached, four-bedroom townhouses and a range of four and five-bedroom detached properties.

The homes planned for the development will have a particular focus on sustainability and energy efficiency, with each home set to be ‘A’ rated for energy.

A range of techniques will be employed to increase the sustainability of the homes, reduce carbon emissions, as well as providing environmental and ecological benefits.

Solar panels will also be installed at the development to boost renewable energy creation.

Every property will source 20% of its required energy via the solar panels and each home will be fitted with Hive heating control and energy monitoring, ‘A’ rated white goods and smart meters to promote energy efficiency.

Green roofs will be installed on all detached garages at the development and every property will be provided with composting bins to promote environmental sustainability, while existing trees will be retained at the site and developed further to provide additional habitat for wildlife.

A woodland walk will be developed for residents and bat boxes will be installed at the site to ensure the local ecology is preserved.

Steve Rider, sales director of Avant Homes Yorkshire, said: “We have worked very hard with council planners to ensure our proposals meet the needs of the local community and deliver a collection of homes that blend the highest standards of both design and sustainability.

“Throughout the process we have taken the history and semi-rural location of the site into consideration and we will implement a number of uniquely designed elevations to reflect these elements.

“We believe we have created a thoughtful development that far exceeds the energy efficiency and sustainability targets of Sheffield Council. We are now looking forward to delivering high quality homes at The Brickworks.”

As part of the planning conditions, Avant Homes will make a £840,000 contribution to off-site affordable housing and a £264,000 Community Infrastructure Levy contribution.
