Plans approved for £70m luxury hotel near Queen’s Dock in Liverpool

The Baltic Triangle, Liverpool’s booming technology hub, is getting its first luxury hotel.

Liverpool City Council gave the greenlight for Elliot Group’s change of use application on an existing planning approval, paving the way for the Merseyside developer to create The Vincent Residence & Hotel – a 306-bedroom venue overlooking Queen’s Dock.

The £70m scheme will also offer 50 serviced apartments, a 10,000 sq ft subterranean event space and a rooftop area housing a restaurant, gym, outdoor circuit training terrace, lounge and spa.

The serviced residences will be located in a 15-storey block at the front, with the hotel located in a 14-storey building to the rear.

The hotel represents the latest investment by local hotelier Paul Adams, the creative mind behind the Vincent brand who is also working with Elliot Group on the under-construction Times Hotel by Vincent on Seel Street.

Elliot Group boss Elliot Lawless said: “Baltic has been crying out for the sort of hotel that fits the neighbourhood’s funky vibe.

“I’m delighted with this news and to be working once again with Paul Adams and his team.”

The Vincent Residence & Hotel will be the fourth venue in Paul Adams’ growing Liverpool portfolio, which includes the Vincent café and cocktail bar in the city’s business district, the Vincent Kitchen eatery on Bold Street and Times Hotel. Paul also operates the Vincent boutique hotel in Southport.

Work on the development, designed by Falconer Chester Hall, is due to begin in the early autumn.

A team from Manchester-based Zerum were planning advisors to the project.
