First stop on the line for Grade A Office

New Nottingham Office Scheme Unveiled

A plan for brand new much-sought-after grade A offices in Nottingham city centre has been unveiled, with agents predicting the new scheme will attract interest from business from across the UK.

The first of the two buildings will offer 50,000 sq.ft. of state-of-the-art flexible office space in the heart of the Midlands, purpose built to the BREEAM “Excellent” standard and EPC “A” rating and providing large open plan floor plates of nearly 10,000 sq.ft. The scheme already benefits from an approved development brief and will be followed by a detailed planning application later this year.

Award-winning urban developer Bildurn is behind the concept for the new space, situated close to the entrance to Nottingham’s train station – which has recently undergone a multimillion pound facelift. Station Street is at the heart of the city’s tram network in the Broadmarsh regeneration zone – a prime location for businesses seeking sleek transport connections throughout the UK.

The scheme has been designed to appeal to a variety of businesses or one sole occupier looking for a new base in Nottingham. Businesses which move in to the new development will have global brands on their doorstep, such as Capital One and Ikano, and will be just a stone’s throw away from the bustling heart of the city.

Designed by Nottingham’s Franklin Ellis architects, 11 Station Street is just 99 minutes from London and in close proximity to one of the UK’s main freight and passenger airports, while £800m is currently being invested in upgrading Nottingham’s road networks.

Managing Director at Bildurn Sean Akins said: “This development will take office space in Nottingham to a new stage. Location will of course be a major pull for businesses, in that these offices are literally on the doorstep of Nottingham train station and just minutes’ walk from the city centre - but the quality of the building itself will also be a significant attraction.

“With a double height foyer, lots of natural light, flexibility for businesses to use the space they choose formally or informally and impressive ‘green’ credentials, this development really will stand out to those looking to Nottingham as a place to expand and grow their businesses.”

Leading property advisor JLL is representing the scheme, in a market where high-quality office space is in scarce supply. Lead Director Matthew Smith said: “11 Station Street is great news for Nottingham. We anticipate city centre office take up will increase over 2017, highlighting the increasing demand for high quality city centre offices.

“We have long said we need to invest in the city’s core to attract the footloose requirements from large corporates looking to relocate out of the capital to more cost effective regional centres. 11 Station Street couldn’t be better placed in terms of design and location, offering excellent connectivity and access to amenities which is essential for helping occupiers retain and attract top talent.”

The office space which faces a new pedestrianised area will offer secure basement parking and cycle storage, 24-hour access, electric car charging points and high quality contemporary finishes as well as backing on to a waterway aspect. The building will also feature a roof garden – which would be one of Nottingham’s first dedicated office developments to offer a roof terrace for employees overlooking the city.

Following a previous development brief, a detailed planning application is expected later this year before building work commences.
